LANDLORDS

We are experienced in all testing programmes and compliance management with a large range of retained clients across all sectors from private customers, landlords, estate agents, housing associations and commercial properties.

We carry out electrical testing in properties prior to purchase, in void and rental properties, as part of stock condition surveys and for insurance purposes.  As an NICEIC approved contractor all electrical reports are presented on NICEIC certified paperwork.

Need an EICR?
An Electrical Installation Condition Report (EICR) is like an ‘MOT of the electrical installation’ in a property.  Our electricians will check the condition of an existing electrical installation against the current BS 7671, the UK Standard for the safety of electrical installations and then issue an EICR.

An EICR should identify:
  • Any latent defects
  • Electrical circuits or equipment which are unsafe
  • Potential electric shock risks and fire hazards
  • Any lack of earthing or bonding
  • Any defective electrical work
Tests are also carried out on the installation to check that it is safe for continious use.

Only NICEIC Approved Contractors can carry out NICEIC certified EICR’s and the frequency of an electrical inspection and test really depends on factors such as the type of installation and how it is used and maintained.

Portable Appliance Testing
Apple Electrical offer Portable Appliance Testing (PAT), examining of electrical appliances and equipment to ensure they are safe to use.

The Electricity at Work Regulations 1989 require that any electrical equipment that has the potential to cause injury is maintained in a safe condition.  Regular portable appliance testing (PAT) supports organisations to meet their obligations under Health and Safety regulations.

We recommend that appliances are tested annually, although in special circumstances (heavy usage / type of appliance) this may be required more frequently.
